Cordova catches the people who work in Orangeburg but want three acres and a shop building. City sewer gives out fast heading south, so this whole growth ring builds on septic. We install complete systems for the new houses going up off Highway 70 and Cannon Bridge Road, coordinated with the builder's schedule so the system is inspected and covered before the driveway gets poured.

Closer to the Edisto the ground gets interesting. River-influenced soils can run wet in the bottoms while the terraces above them perc beautifully. Two lots on the same road can need two different systems, which is why we treat every Cordova quote as its own soil question. When the evaluation comes back conventional, you pay conventional money. When it comes back wet, you hear it from us with the design options and the real numbers, not after a change order.

The permit comes before the building permit

New-build owners here get caught by one sequencing trap: the county wants the septic permit in hand before the building permit moves. Buyers who close on land in spring and want to be dried-in by fall need the soil evaluation booked the week after closing, because the permit step is the one part of the schedule nobody can rush.

South of the city, both sides of the river road

Around Cordova the work comes from the acreage off Highway 70, the Edisto River side, the new builds along Cannon Bridge Road, covering ZIP 29039. If your parcel sits near those, we have almost certainly read soil within a mile of it.

What Cordova builders and owners ask

How long does the whole septic process take for a new build?

Plan on two to four weeks from soil evaluation to approved permit, then one to three days of actual installation once we dig. The paperwork is the long part, the digging is the short part, and starting the paperwork early is free.

Our lot backs up to the river bottoms. Does that kill a conventional system?

Not automatically. What matters is where on the lot the field sits. Plenty of river-road lots carry a dry terrace up front that percs fine. The evaluation maps the usable ground, and the house plan gets fitted around it.

Can you work with our builder directly?

Yes, and it goes smoother when we do. We coordinate the tank set with their grading, get our inspection done ahead of their schedule and keep the drainfield area flagged so subs do not park excavators on it. One number to us, one line item to you.

Orangeburg County Septic covers the whole rural county. See the cost guide, the permit process, or nearby areas: Santee, Eutawville, Holly Hill.
